Heron Flats + Lofts’ premium location offers the perfect mix of active outdoor space and convenience of a big city. Uniquely situated with Heron Rookery Park to the east side of the site and frontage along Bear Creek Parkway, the site is a short walk to shops, restaurants, and groceries at Redmond Town Center.

When simply focused on energy and water efficiency, sustainable design rarely provides elegant design opportunities. At GGLO, we think differently—expanding the definition of sustainability to include health, wellness, comfort, and user experience to help enhance the design. Thus, we made access to natural light a key design decision by maximizing window sizes to provide ample natural lighting not only in units but in corridors and stairwells as well. While the definition was broadened, the execution was all about the details. A slight increase in window size enhances the clean modern exterior elevation. The materials selected for the stairwell, carpeting, and décor work to enhance design and wellness, while saving energy. Wraparound balconies at corners provide extensive outdoor space and add visual interest to the exterior. The bowed façade that faces Bear Creek Parkway artfully uses a roof to ground drainage pipe as a design element, siting it at the inflection point and bringing attention to the pipe and its bracing. Dark brick at the street level grounds the building, while light panels and windows punctuate and brighten upper floors. A band of lighter brick at the lamping level mirrors the colors of the exterior panels above.

Inside, finishes are light and bright near window walls. Cozy cutouts in darker corridors are upholstered, providing cocoon-like seating inserts. Interior finishes and colors are generally calm, inviting and decidedly modern.

The LEED Platinum certified Heron Flats are notable for having achieved project sustainability goals in ways that enhance the overall design of the project.
