Located in the Pearl District of Portland, Asa Flats + Lofts sits at a main connector with streetcar service to downtown, and a street with remnants of the warehouse loading dock character from the neighborhood’s past use as rail yards.

The small scale of the 200’ block allows a massing concept of an L-shaped tower and 2-story lofts framing a residential courtyard. This in turn sits above parking which is wrapped with retail and residential lobby space at the street level. Solar access to this upper level urban farm is preserved by the lower scale of buildings to the southwest and the residential tower to the northeast.

In addition to street level uses and the fourth floor courtyard, common space amenities begin in the street lobby, sized for resident gatherings, and include at the top floor of the tower a resident community/entertainment space with a rooftop Sunset Terrace.

Sustainable design features are incorporated throughout the building, expected to result in 41% reduction in water use and a 39% annual savings in energy costs. Demolition waste was diverted from landfills and included the reuse of heavy timber roof beams for feature stair treads and exterior benches for the streetscape.
